Valencia at Riverland Local Expertise

Everything you should know about buying or selling in Valencia at Riverland.

Valencia at Riverland is the flagship 55+ village inside GL Homes’ Riverland master plan in Port St. Lucie, ZIP 34987. Here’s the data and on the ground knowledge buyers and sellers ask me about most.

What floorplans & villages are inside Valencia at Riverland?

Valencia at Riverland offers single family and villa floorplans typically ranging 1,500 to 3,200 sq ft, with 2 to 4 bedrooms, 2 or 3 car garages, lake and preserve lot premiums, and a tiered upgrade design center. Riverland holds five separate Valencia 55+ communities: Valencia Cay, Valencia Walk, Valencia Grove, Valencia Parc, and Valencia Vista. Valencia Vista is the newest and is now open, with four new floorplans and its own Social Club. Cay, Walk, and Grove are established and trade as resale. Valencia Parc carries both builder inventory and resale.

What does the Valencia at Riverland market look like in 2026?

Riverland homes sold at a $525,000 median over the last 12 months, about $289 per sq ft, and GL Homes prices new Valencia homes from the mid $300s to the $900s depending on floorplan, lot premium and upgrades. Across ZIP 34987, the median home took 108 days to sell and closed at 97.5% of list in the three months ending August 2026. The best-prepared homes went pending in about 61 days. Sources: Homes.com Riverland and Redfin 34987, September 2026.

What are HOA fees and lifestyle costs in Valencia Riverland?

Valencia at Riverland HOA fees fund the 40,000+ sq ft clubhouse, resort style pool, lap pool, fitness center, pickleball, tennis, bocce, social calendar, lawn maintenance, and gated security. Buyers should expect monthly HOA dues in the $400 to $550 range, plus standard St. Lucie County property taxes. Always confirm current fees with the HOA before contract.

How do new construction and resale compare in Valencia?

GL Homes new construction at Valencia Riverland runs on builder pricing, design center upgrades, and a typical 9 to 18 month build timeline. Resale homes offer immediate occupancy, finished landscaping, and often already paid lot premiums. The right answer depends on inventory at the time of contract. I run both options side by side so you can decide on facts.

Buyer Representation at Valencia at Riverland

Why bring your own realtor to Valencia at Riverland.

Bringing a realtor with you to Valencia at Riverland in Port St. Lucie ensures you have dedicated representation. The builder’s on-site agents represent the developer, not you. A realtor can advocate for your best interests, help negotiate pricing or incentives, and guide you through the new construction process at no additional cost to you, because the builder pays their commission.

Bring your realtor on your very first visit, or register them before you tour the models online. Many builders will not allow buyer representation if you tour unassisted or register on their site alone.

Key reasons to have an agent in your corner at this large 55+ community:

Unbiased guidance

Your agent compares all five Valencia communities, Cay, Walk, Grove, Parc, and Vista, and points out the pros and cons on lot location, traffic, and walking distance to each Social Club. New construction at Vista and resale in the other four are two different math problems.

Contract and upgrade negotiation

Base prices starting from the $340s are generally fixed, but a seasoned local agent can help negotiate incentives, design center credits, or closing cost contributions.

Understanding carrying costs

Your agent helps you dissect the true cost of ownership, including the lifestyle-inclusive HOA fees that run from $445 to $533 per month, and verifies the community’s no CDD (Community Development District) status.

Property Taxes & Utilities

Property taxes, utilities, and who to call.

These are the practical questions buyers ask once the tour is over. In Port St. Lucie, one tax bill carries more than taxes: the city's trash fee and other assessments ride on it too. Rates and programs change, so verify current figures with each office before you budget.

Property Tax

St. Lucie County · City of Port St. Lucie

One bill combines county, school board, city and district taxes, plus non-ad valorem charges such as solid waste and stormwater. The median effective rate in Port St. Lucie is about 1.32%. Tax Collector: 772-462-1650, with a Tradition office at 10264 SW Village Pkwy.

Homestead & Relief

St. Lucie County Property Appraiser

A primary residence qualifies for up to $50,000 off its taxable value; apply by March 1. Save Our Homes then limits yearly assessment increases, and portability can move up to $500,000 of that benefit from a prior Florida homestead. An extra exemption exists for qualifying owners 65 and older. Call 772-462-1000.

Billing Schedule

St. Lucie County Tax Collector

Bills go out on November 1 and are due by March 31. Paying early earns a discount: 4% in November, 3% in December, 2% in January and 1% in February. Escrowed bills go to your lender. Because the homestead exemption does not transfer, a new owner's first bill can differ from the seller's.

Electric

Florida Power & Light

Florida Power & Light serves Port St. Lucie. Florida assigns your electric utility by address, so there is no provider to shop. Start service at fpl.com or call 800-226-3545. Summer air conditioning drives most bills, so ask the seller for a year of statements.

Trash & Recycling

City of Port St. Lucie · FCC

FCC Environmental Services collects garbage, recycling and yard waste once a week. You pay once a year on the tax bill: $482.16 per home for the fiscal year that began October 1, 2026. A November 2026 straw ballot asks about twice-weekly pickup, which would add at least $131 from 2028.

What It’s Actually Like to Work With Me

Most of my Port St Lucie clients are relocating from out of state and have never bought in a gated golf or 55+ community before. The first conversation is rarely about a specific house. It is about timing, lifestyle, golf vs. tennis vs. pickleball, and whether new construction or resale gets you what you want faster.

From there, the process is built around your calendar, not mine. I shoot straight on price, point out what I would walk away from, and protect your downside the same way I protect my own family’s. The relationship does not end at closing.
